We were sitting on the beach in Long Island Sound when the Orion rose. It was summer of '24, and the sand was warm beneath us, and the water was black and smelled of salt and diesel from the freighters passing through the Hell Gate. Nick had brought a bottle of champagne — something he'd borrowed from his father's cellar, because Nick Astor didn't buy champagne, he borrowed it and never returned it.
"You know," he said, cracking the bottle and splashing champagne onto the sand like some kind of absurd ritual, "I was reading Proust yesterday. And he says that every act of forgetting is a little death. And I thought — what if the opposite is also true? What if every act of remembering is a little birth?"
I was looking at Orion. "The hunter," I said. "Three stars in a row for the belt. Alnitak, Alnilam, Betelgeuse. Betelgeuse is going to go supernova eventually. When it does, it'll be visible during the day for weeks."
"Do you think about that?" Nick asked. "Betelgeuse going supernova? While we're still alive?"
"All the time."
He was quiet for a moment. Then: "Patrick, I need to ask you something."
"What is it?"
"You really believe we can build houses for working people that let them see the stars?"
"Yes."
"Do you really believe that, or do you believe it because you need to?"
I looked at him. The champagne was dripping from the bottle onto the sand, dark and sticky. The stars were bright above us — not many stars, really; the glow of Manhattan on the horizon washed out everything below magnitude two — but Orion was there, and Orion was always there.
"I believe it because my father sits in a wheelchair and looks at architectural models and calls them 'flying houses,' and because my brother can barely see and I want to build him a roof under which he can look up and know he owns the view. I believe it because it's the only thing I've ever been good at."
Nick nodded. He poured more champagne into the sand. "Then let's build them. Let's build them all. And when the market crashes — because it will, Pat, it always crashes — we'll still have the stars."

The apartment above the tailor's shop in DUMBO was small and smelled of leather and thread and the damp of the East River. I shared it with my father's architectural models — half a dozen of them, each one a failed dream that had kept me awake for weeks. The roof was the key. The observation deck was circular — a full 360 degrees of unobstructed sky. The telescope was mounted on a rotating platform so that anyone could use it. And the best part was the cost: the roof structure was derived from shipbuilding techniques — ribbed arches that distributed weight efficiently, so the roof could be built cheaply and still support the weight of glass railings and a metal telescope mount.
"My father built ships for thirty years," I told Nick, spreading the model out on our desk. "He taught me how to read blueprints. And I realized — a ship's hull is just a series of arches. And an arch is just a roof that knows where it's going. If I can build a roof that knows where it's going, I can build a roof that anyone can afford."
Nick traced the outline of the observation deck with his finger. "It's beautiful, Pat. It's almost too beautiful for the kind of people who live in DUMBO."
"Then we make it beautiful in a way they can afford."
He looked at me. "You know, most architects build for the rich. They build towers and townhouses and summer houses on Nantucket. You're building roofs for people who can't afford a room."
"That's the point. The bright market isn't for people who can pay for stars. It's for people who can't."
Johnny Rossi heard us talking about this at a café on Mulberry Street — we were arguing about whether the observation deck should be enclosed or open-air, and Johnny leaned across the table and said, "Boys, you're both right and you're both wrong. The deck should be enclosed in winter and open in summer. You need a retractable roof."
"We don't have the money for a retractable roof," I said.
"I know," Johnny said. "But if we tell the investors we do, they'll give you the money to build something cheaper."
Nick and I looked at him. Then we looked at each other. Then we laughed.
"Johnny," Nick said, "you're the most ruthless salesman I've ever met."
"I'm a Roosevelt," Johnny said. "We're all ruthless. It's in the blood. Italian blood. Or maybe just New York blood."

Act II
The collaboration between Nick and me was the kind of friendship that only happens in architecture school: two men from completely different worlds — one a Yale heiress with a trust fund, the other a Brooklyn immigrant with a scholarship that kept him employed by drawing blueprints for professors who didn't have time to grade them — united by a shared obsession with form and function.
At Yale, Nick was everything I wasn't: polished, confident, socially adept. He could walk into a room full of old-money architecture students and immediately know which ones were pretending and which ones were genuine. But Nick liked my ideas. He said they were "honest." And in architecture school, honesty is a rare commodity — rarer than talent, rarer than connections, rarer than a roof that knows where it's going.
We worked together on everything: the Starlight design, the pitch deck, the presentations to potential investors. Nick handled the aesthetics — the facade, the proportions, the "artistic statement" that investors demanded. I handled the engineering — the steel frame, the roof structure, the cost estimates. Orion was there. Betelgeuse was burning red and fierce and indifferent. And below me, through the windows of the Starlight Building, I could see the warm glow of three families eating dinner, laughing, living — living in a building that had their name on it, even if the investors' name was on the sign out front.

"Patrick," he said, standing up. "I'm glad you came."
"You sold me out."
"No. I negotiated."
"There's a difference?"
"Yes. When you negotiate, you get what you can. When you sell, you get nothing." He sat back down. "Patrick, the Rockefellers didn't want to fund your design. They wanted to fund my name. Your name meant nothing to them. Mine meant everything."
"My name means something to me."
"I know. But the world doesn't care about what your name means to you. The world cares about what your name means to them."
I stood there in his corner office, looking down at Manhattan through glass that cost more than the entire Starlight Building, and I felt something break in me. Not anger. Not sadness. Something worse: clarity.
"You're right," I said. "My name means nothing to them. But it means everything to the families in the building. To the people who will live in the ten more buildings. To my father, who calls every building a flying house. To my brother, who can barely see but who remembers every star I've ever pointed out to him. Their names mean something. And I will build for their names, not yours."
I left his office. I went back to DUMBO. And I started designing the Starlight Simplified: a smaller, cheaper version of the original that could be built without investors, without Rockefeller money, without Nick Astor's name on it.

The first building went up in 1928. It was on 125th Street in Harlem, between Fifth and Lenox Avenue. And on the roof, on the first clear night after the opening, I stood with a man who was not Nick but was something else: a friend, an enemy, a mirror.
Nick had come to see the building. He'd been bankrupt since the crash — the same crash that had swallowed the market and the Rockefeller empire and every other name that mattered — and he was living in a rooming house on Washington Square. He'd lost the corner office. He'd lost the stock options. He'd lost the name.
"You did it," he said, standing on the roof of the O'Brien Building, looking through a borrowed telescope at Orion. "You built it. All of it."
"I built part of it."
"You built the roof." He set the telescope down and looked at me. "Pat, I'm sorry."
I looked at him. "For what?"
"For the署名权. For the negotiation. For— for everything." He paused. "I thought I was protecting us. I thought if I got the Rockefeller deal, we'd both win. But I was wrong. You were right. The name matters."
"The name doesn't matter. The building matters." I pointed at the streets below. "Look. Those families in those windows — they can see the stars from their rooftops. That's the name. That's what matters."
Nick was quiet for a moment. Then: "Shawn wants to see the roof."
Shawn — my brother, Sean, Shawn — who could barely see but who remembered every star I'd ever pointed out to him. He was standing at the edge of the roof, his face turned toward the sky, his hands gripping the railing like a man who knew he was standing on the edge of something.
"Shawn," I said. "Come here."
He came. He stood beside me and looked up — or rather, he turned his face up, as if the stars could warm him the way they used to warm his eyes.
"Is that Orion?" he asked.
"Yes."
"The belt?"
"Yes."
He was silent. The wind blew from the river, carrying the smell of salt and diesel and the distant sound of jazz from a café on 125th Street.
"I can't see them very well anymore, Pat," he said. "But I remember. I remember every one. Even the ones I can't see anymore."
I put my arm around him. He put his arm around me. Nick stood beside us, a bankrupt man in a rooming house, looking up at a sky he couldn't afford to see.
"We tried to bring the stars to everyone," I said. "Did that matter?"
Nick answered: "I think it did. Not because we succeeded — we didn't, not completely — but because we tried. And in a city where everyone was selling something, trying without selling was its own kind of revolution."
Shawn looked up. "I see them, Pat," he whispered. "I see them."
And maybe he did. Maybe the light wasn't in seeing — maybe it was in trying to see.
